Cost Per Night - Direct vs Resale vs Add On

I already own a direct contract at the Poly but I'm always curious about the value of adding on points, direct vs resale. I struggle putting a true value on a DVC point. My college accounting courses were too long ago but I figured a simple calculation would be:

Cost per night = ((Initial Cost per Point / Years of Contract) + Annual Dues per Point) X Points per Night

I ran this calculation using the avg resale cost for May 2026 and using a deluxe studio, mid week, in late Feb.

AKL Resale $165.66

AKL Add On $205.15

OKW Resale (2057) $219.44

CCV Resale$222.36

BLT Resale $229.32

SSR Resale $234.41

RR Resale $254.50

BWV Resale $262.24

OKW Add On $272.18

A few assumptions:

A) Ignores inflation

B) Assumes contract is held through expiration

C) Doesn't account for staying at non-home resorts

D) Uses 2026 point charts and dues

My takeaways:

1) Despite having slightly higher annual dues, ALK is an value.

2) The cost/night varied more than I expected. It's so dependent on the contract length and point chart.

3) BCV has a huge premium, but I get it. It's probably our first choice because of the pool and location.

4) Overall DVC is still a good value. Even buying direct.

Personally, I'm concerned about the resale restrictions post 2042, so I'd prefer to stay with direct contracts (yep they got me).

Any other thoughts or things I missed?
