Annual Dues and UY

I am not a DVC owner, yet, but quick question as I look at contracts. I know annual dues hit every Jan 1, or I think i know that. If you were to buy a contract now that had a UY later in the year, ex October, and the first points available aren't until 2027 of October because seller banked them, do you still pay the full 2027 dues on Jan 1 2027 but then cannot vacation until after October 2027? I know you can do the booking for the stay before Oct 2027, but the stay has to be after Oct 1 2027 correct? I think I would feel like I am paying for something (Jan 2027) not be able to use it until after Oct, and then get hit with dues again Jan 2028. Is there a better method to this or something I am missing?

Most people like to think of Annual Dues running on a Calendar Year Basis so if the points touch the calendar year, you pay points.

Best example of this is December. If the contract comes with December 26 UY points, you likely will pay Annual Dues for ALL of 2026.

If that contract comes with 2025 Points as well as 2026 points, you will not pay 2025 dues, but you will pay 2026 dues.

If that contract however, does not contain 2025 or 2026 dues, but does have 2027 dues, you will probably not pay dues until 2027.

Of course everything is negotiable between buyer and seller. I recently acquired a loaded (full set of 25 and 26 points) contract, and the seller and I decided to split the dues.
