Does Use Year Affect the Resale Price

Hi!!

We own AKL and RR with a June use year. When looking at the resale market it seems that the June inventory is less frequent and also more expensive per point. Does anyone have any insight as to why that is?

I don't think it effects the price, there is just an uneven distribution of use years. DVCNews used to keep track but I could only find their article from 2021. June is the 3rd most common.

Use year can definitely impact value. For instance a Feb or March use year for Copper Creek, or Boulder or Grand Floridian are very bad since most people want to own there for priority of stays over Christmas.

Scarcity of contracts at a resort in a particular UY can definitely affect prices IMO. One example that I am pretty familiar with is October UY at BLT. The data kept by DVC News last reported that only 5% of contracts at BLT had an October UY. When I see them on the resale market, they tend to go fast and for higher list prices than say, a February UY that make up 38% of BLT contracts.

If I am looking for a resale contract for Boardwalk to use during Run Disney Marathon race in January and maybe Wine and Dine In October, what use year would be best?

Slightly maybe, but not very much… its more like if you need a matching UY you might be inclined to pay more…

But int he aggregate I think it is about the same regardless…

If you want Wine and Dine in October and Run Disney Marathon in January I’d say October UY is best…

Although if you want standard or boardwalk view studio at BWV for October you'd be better off with an August use year because you'd be walking that if you can even get your foot in the door to walk. August would give you more time to start the walk.

From what I’ve hear about walking and resort view studios at BWV, I don’t think I’d ever buy BWV unless I was ok using my points on other views and/or 1 BRs.

It's so bad. I book two bedrooms, would like boardwalk view and start my walk in the summer for the fall. Last year it took me a month trying every day to even get my walk going.

September or August. October could be tough for the walking reasons mentioned above. If you had a August UY, your banking deadline would be March 31, well after your January race.
