The county recorded documents for Rivieraβs final declaration today 5/29/26. The earliest date on it was May 5 notary.
Direct sales may pickup as people perceive fully declared as nearly sold out. Reality is there are still enough points to go into next year. If sales pickup, MAYBE it sells out first quarter.
I wonder if they will have a fire sale like the Grand Flo? Will that be a fat chance or possible they may have something to offer to get this property off their plate as they still have lots of other DVC to sell? I am honestly surprised Riviera is almost sold out d/t the restrictions (speaking as a RIV owner as we love staying there but hate the restrictions). Looking forward to seeing what happens!
If they have a βfire saleβ, then it will be expected to happen for all resorts going forward. Not sure Disney wants to be on that ride.
The best remaining deal before RIV sold out may happen during Welcome Home Weeks starting late July.

Grand Flo was a refurb/flip of an existing hotel, so the margins were already much higer than a ground up build.
They also needed fill the giant cash hole thay Disney+ was burning through.
Neither of those factors exist now.

I do bet FOMO kicks in as guides eventually start telling those on tour that Riviera direct from DVC is in its final days on sale, which is the only way anyone rational should actually buy Riviera.

I'm really wanting to stay at Riviera soonish so I know if I need to get a contract here. I'm expecting to really like this resort and might want that home resort booking period. I'll be watching your posts to see how this sells out!
