BoardWalk Villas Owners Thread
Original Post by YamKriegs
This resort will always be one of my favorites. It's hard to beat a boardwalk view room, skyliner access, and walkability to two parks.
What are the best spots to watch fireworks from the Boardwalk/Beach Club area?

Happy to call the BoardWalk, Bay Lake Tower, and Grand Floridian home!
We just bought a 150pt contract resale here. We love this area. In my opinion, it is the best area to stay around Disney--access to two parks, skyliner, walking distance. We always loved the area and wanted to buy where we love to stay. Even though the contract is only until 2042, we figured that is 16 more years of pure joy, especially as our kids get older and will start to love epcot and hollywood studios more.

Welcome Home! We have been at the Boardwalk since 1996. Going to ride it into 2042! Great location. I can hardly wait until I see what they have going on in Jelly Rolls and the Big River. Not to mention the gallery. There is life in the old place yet!
Hope you enjoy it as much as we have. Our kids grew up on WDW there. So many happy memories.

We bought resale here as well, 3 months after buying 200 at Riviera. My only regret is buying 75 points and not 50-75 more. We love that resort so much. The ambiance, location, night vibes, you name it. Being able to boat or walk to HS is amazing. Bussing to MK and AK in the morning weren’t too terrible. I’ll be riding our contract out until 2042 as well. Heck, I may buy another 50-100 points before then 🤣

A week or so ago, I took a few pics of the construction at BWV. Things are moving swiftly over by Jellyrolls. At night when the lights are on, you can really see how gutted Jellyrolls is now. Not much is visible from Big River Grille. I'm really hoping that these are the projects that are alluded to when the Disney website says guests should expect refurbishment work through late 2026. Maybe we'll see some real progress by the end of the year!

@LDLC12 Maybe we'll hear some info on Boardwalk plans at D23 in August this year!
I would love that! I want to see the BoardWalk return to its more lively self. It was sad passing by all the vacant spaces.

Disney Vacation Club quietly introduced a new booking change for Disney’s BoardWalk Villas Grand Villas beginning with arrivals on January 5, 2027.
Instead of one shared “3 Bedroom Grand Villa” category, Members can now choose between:
✨ One Story Grand Villa
✨ Two Story Grand Villa
The point cost stays the same, but the layouts offer VERY different experiences for larger groups and families. This could be a huge improvement for Members who previously had no idea which layout they would receive at check in.

Fun fact: there are only TWO two story Grand Villas at BoardWalk Villas, and even we were surprised the first time we stayed in one during DVC Fan Summerfest! 👀
Here’s what we know:

That booking change happened back in March (I posted about it on the other place) and I'm happy to see it. I've gotten the 2 story one twice! when I wanted the one story.
I'd happily stay in either the one-story or two! Lol. Kidding aside, it's a smart change on DVC's part.
Happy to call the BoardWalk, Bay Lake Tower, and Grand Floridian home!
In the 2 story the laundry machines are on the second floor. I'm the one who does the laundry so that's a pain for me!
Those tiny fridges gotta go though!
solid change. A 3BR villa is a once in a lifetime booking for alot of folks- we shoukd definitely get a layout choice. Love when DVC does things for the good!

Interesting! I probably won't ever need ( or have the points for , lol) a Grand Villa but if I did, I would rather one story if given the choice.

This may be old news but it was new to me - from Gemini: There has finally been some major movement on the empty storefronts along Disney’s BoardWalk. While Disney has kept official announcements close to the chest, public construction permits filed with the Central Florida Tourism Oversight District (CFTOD) and active on-site demolition confirm that several long-vacant spaces are being completely overhauled.
The latest updates on those specific venues include:
1. The Former Big River Grille & Brewing Works ("Project Amazon")
The major table-service space has sat empty since closing in early 2024, but it is finally getting a second life.
The Permit: Disney has filed public permits for this location under the codename "Project Amazon."
Current Status: Construction crews have been actively working inside the building, with visible equipment out front. Because the venue already possesses full kitchen infrastructure, the project is expected to be a 1:1 replacement for a table-service restaurant and bar.
2. The Former Jellyrolls Space
Unlike other spots that are just getting cosmetic refreshes, the building that housed Jellyrolls is undergoing a massive transformation.
Current Status: The iconic signage was removed, and the interior is being completely gutted.
What's Next: The extent of the structural and utility work points toward a significant footprint renovation. While Disney hasn't named the exact replacement, it is widely expected to remain a high-end lounge, bar, or nightlife concept to fill the entertainment void left on the west side of the promenade.
3. The Former Promenade Fine Art Gallery ("Project Bubbles")
Directly adjacent to the restaurant spaces, the art gallery that closed in 2025 is also being reimagined.
The Permit: This space is designated in CFTOD filings as "Project Bubbles."
What's Next: Given the layout, this is expected to be a brand-new retail or specialty shopping storefront.
4. Atlantic Dance Hall
Unlike Jellyrolls and Big River, Atlantic Dance Hall is not part of this current wave of active demolition or specific project permits. It remains in place as-is for the time being, while Disney concentrates its heavy construction efforts on the retail and dining strip closer to the resort's center.
We will be at BWV in mid October. It will be really interesting to see the progress on Amazon and Bubbles. Very excited for BW to get a second life.

Now we know what 2 of those spaces will be, Hurly-Burly Lounge and the Basin: https://dvcfan.com/dvc-resorts/boardwalk/new-experiences-coming-to-disneys-boardwalk-2026/

Hurly-Burly sounds very interesting! I love Basin, but dont know if another one is really necessary. Looking forward to hearing about quick sevice in the future.

Disney's BoardWalk is getting three major additions in 2026:
• Hurly Burly entertainment venue
• Basin retail store
• New quick service restaurant
The reaction may be mixed.
Hurly Burly sounds like a strong replacement for Jellyrolls because it serves both families and adults. The new quick service restaurant could also address one of the BoardWalk's biggest needs by providing more casual dining and potentially more indoor seating.
But does anyone think the BoardWalk needed a third Basin location?
Curious where everyone lands on these changes.

Very Excited to see! Especially the new QS.

I'm excited for the quick service! Even if it's just basic chicken strips and fries, burgers, and the like, it would be much appreciated in that area. I'm glad the replacement for Jelly Rolls has some family-friendly entertainment during the day too. I wonder if the trivia and games will be reminiscent of what we see on DCL. Those are always fun!
I don't understand why the Basin belongs there though.

We are super excited for these updates! I hope some of them are in before our November trip!

The basic QS food would be great for kids. My oldest doesnt mind the grilled cheese at the bakery, but my youngest wont eat anything really. It may be blasphemous, but i was not a fan when they got rid the stand that served chicken tenders and fries for the corndogs. Before i could at least count on getting chicken strips and fries if needed.
Now the question is when will all of this open.
We are super excited for these updates! I hope some of them are in before our November trip!
We will be there at the end of november, so hoping the QS may be open by then.

Great pic!
I've been down on BWV for the last few years and hoping our short trip in Dec. can rekindle our love of it.
