So now that there seems to be a steady stream of info for Lakeshore Lodge, it's only a matter of time before we start seeing point charts and price per point costs. This assumes it's not added to the CFW trust, which honestly, I just don't see that happening, especially since LSL will have cabins of its own.

As far as price per point (before incentives), will this be the highest and perhaps the first property to hit the $250pp level? I think so, or at least the second if they raise others to that level, such as VDH.

As far as points, I think this will be the highest point per stay of all rooms, by 1 or 2 points across the board. I can also see them matching Poly/VDH, but I really just see Disney treating LSL as their new premium offering which would be their justification for a higher cost.

Interested in hearing everyone else's thoughts!

I bet - they're 243/point right now direct for the current resorts so this one seems like it would be higher. Everything has some sort of savings but do you think they'd give price cuts right away?

i think there are likely to be opening day incentives. by the time we get there, we are likely to see somewhere around what $250 a point - maybe $248 or maybe $255 or so?

But I think there will be some incentives... this is a very big resort, which will have lots of inventory to sell... I have mixed emotions about the property, and probably won't be one of the folks buying, but if the rooms are great, and the points chart is solid, you never know!

I am very excited about this property, but I do expect it to be over $250/pt. That does not excite me. ;-)

I really do need to see some specifics soon. I feel like we will have a lot more info by summer.

I think you're right on the point charts - right at or just over the current ultra premium locations. It really is something - when I bought AK back in 2007 it was 250 points for $24K - $96/pt. That's enough to stay in a 2BR standard view in travel season 4 for a week every year. There might be some different views at LSL that make some adjustments to the calculus, but assume they are $250/pt or ~ $230/pt net after incentives and the point chart is identical to VDH - you'd be talking 438 points for a 2 BR travel season 4 or ~ $100,700 up front plus dues probably somewhere on the order of $4,000 - $4400 per year for a week in a 2BR in the middle travel season ($230 x 438).

Now we all repeat the mantra - the best time to buy was yesterday, second best is today. Does it feel to anyone else like the math is starting to push the boundaries of what makes sense?

No doubt the points charts are starting to seem unreasonable. Given that Disney is a for-profit company decisions are motivated by the bottom line. One thought I've had is that shorter stays instead of week-long trips very likely give Disney more profit on a per/night basis as guests would condense their big spends on dining and merchandise so it makes sense to silently force families into those travel patterns. We will never see points charts like OKW and Saratoga again.

I definitely wish I had committed sooner but we are blessed that we can afford to purchase points and get those years in now (96/pt sounds better than the 195/pt we averaged out to). I do look forward to see Lakeshore Lodge and hope that we can sneak in at the 7 month mark relatively quick after it opens. Wishful thinking... lol

It's like everything else. I also bought my first car for about $10,000 - those were the days! Now basic new cars cost $30K+. I do feel for folks just getting started - early 2000s college, housing, and necessities like transportation, food and DVC points were all a lot more affordable on an early career salary ๐Ÿ˜‚๐Ÿ˜‚๐Ÿ˜‚

๐Ÿ’ฏ agree. Many overlook this. The problem now days is not just the increase in price per point but also how many points are now needed. At some point the math will no longer make sense even more so as the co tinue to dilute the experience and remove perks.

I see Disney having to decide between two options:

  1. Charts close to Riviera: This would avoid a direct competition with Poly and offer a 'discounted/different" product as you need to buy less points for an equal number of nights.

  2. On the other hand, they can launch with a chart similar to Poly knowing that they would lose the "competition" in the short term until Poly is declared sold out. At that time, LSL becomes the only option for DVC at WDW (excluding the Cabins which is niche) which will generate sales. This option also allows them to sell more points than option 1.

It comes down to deciding if the points for sale on option 1 are enough ( not only for Disney but also to keep the dues per point low) and the advantage of offering a discounted/different product outweighs the revenue left at the table by not going option 2.

Financially speaking, Option 2 makes a lot of sense for Disney.

I wonder if this resort will do the sort of graduated point charging they do at Riviera - where at non-peak times of the year the points are not too bad but during certain peak times the increase is much steeper than at most resorts.
