you really have to have the free kids dining thing and be eating at the right restaurants to make it work... it can be done, and isn't bad for shorter trips, but the longer the trip, the less we could make the math work...

I'd point out that there will be a hit with Poly should you sell as well... Might not be as much as RIV, but there is still a hit between that direct sale price, and then what it will sell for, and the Estoppel plus commission (which I think is quite high - 9.5% or so of your purchase price).
hard to get into them for more than a night here or a night there if you don't own them... resale is tough to find just because they haven't had enough direct sales go through... as such, the resale price has been higher than I would have predicted for a rather niche offering...

Yeah.... we went from studios to one bedrooms very quickly... as in I think after about 1-2 stays... Then we went from 1 bedrooms to 2 bedrooms... The number of points you need doesn't go down I am finding!
